Overview

We are actively seeking to acquire commercial real estate in select markets. Our focus is on value-add and stable cash-flowing opportunities where we can improve operations, reposition assets, and create long-term value.

Target Property Types

  • Retail

    • Neighborhood centers

    • Strip centers

Investment Characteristics

  • Deal Size: $1M – $10M

  • Preferred Cap Rate: 10%

  • Hold Period: Long-term, patient capital

  • Occupancy: Stabilized or underperforming

  • Business Plan: Light–heavy value-add, lease-up, repositioning, operational improvement

Target Markets

  • Primary Focus: South

Physical Criteria

  • Age: Any vintage

  • Condition: Turnkey, deferred maintenance, or full renovation

  • Lot Size: All considered

We Will Consider

  • Off-market opportunities

  • Partnerships / JVs

  • Seller financing

  • Distressed or time-sensitive transactions

  • Buildings with problem tenants, violations, or mismanagement
